What makes a great rental home at Smith Mountain Lake?
Whether you’re dreaming of owning a vacation rental at Smith Mountain Lake, investing in a waterfront property, or simply planning your next lake getaway, here’s something worth thinking about…
What makes a lake house the kind of place guests fall in love with, leave glowing reviews for, and want to return to year after year? ![]()
After living at Smith Mountain Lake for over 23 years and helping buyers and sellers with lake properties since 2006, I’ve learned that there’s a BIG difference between a house that’s simply on the lake and one that delivers the FULL SMITH MOUNTAIN LAKE EXPERIENCE!
Here are some things I think make a vacation rental truly special!
1. THE VIEWS, VIEWS, VIEWS!
There’s just something magical about waking up to beautiful water views, enjoying your morning coffee overlooking the lake, and watching the sun set across the mountains.
Expansive water views, long-water vistas, mountain backdrops, and beautiful sunsets can make a property unforgettable.
And don’t underestimate the importance of seeing the lake from INSIDE the home! A wall of windows overlooking the water can be just as impressive as the view from the dock.
2. A GREAT DOCK & USABLE WATERFRONT
This is HUGE at Smith Mountain Lake!
A covered boat slip or convenient boat tie-up
Adequate water depth for boating, even when lake levels fluctuate
A floating dock for swimming, paddleboarding, and getting in and out of the water
A spacious dock with comfortable seating and room to relax
A sundeck or party deck for enjoying the sunshine
Easy access for kayaks, paddleboards, and other water toys
A safe, convenient place for guests to swim
A gentle walk from the house to the water
And let’s not forget about water depth, shoreline conditions, and boat traffic! A gorgeous home with difficult water access may not provide the lake experience guests are hoping for.
3. A HOME THAT ACTUALLY FEELS LIKE YOU’RE AT THE LAKE!
This is one of my favorites!
When guests walk through the front door, I think they should immediately feel like they’re on VACATION!
I’m talking about:
Beautiful lake-inspired decor without going overboard
Comfortable, inviting furniture where everyone can relax
Lots of windows and natural light
Open, airy living spaces
Warm wood accents, cozy textures, and a little rustic lake charm
A fireplace for those chilly fall and winter evenings
Covered porches, screened porches, and decks overlooking the water
A lake house should feel comfortable, welcoming, and special — not like an ordinary house that just happens to have water behind it!
4. FUN, FUN, FUN — EVEN WHEN IT RAINS!
Let’s face it, not every vacation day is going to be sunny!
The best vacation rentals offer plenty to do when everyone comes inside.
Pool table
Ping-pong table
Foosball
Arcade games
Darts
Board games, puzzles, and playing cards
Video games
A comfortable movie room with a big-screen TV
Books and a cozy reading corner
And how about a basement family room where the kids and teenagers can hang out while the adults enjoy some peace and quiet upstairs?
That’s a WIN!
5. OUTDOOR LIVING THAT MAKES MEMORIES
Some of the best lake memories happen OUTSIDE!
Firepit with Adirondack chairs for evening conversations and s’mores
Gas grill and outdoor dining area
Plenty of comfortable outdoor seating
Covered decks and screened porches
Outdoor lighting for evening enjoyment
Cornhole, horseshoes, and other yard games
A usable lawn for children to play
A pet-friendly yard, where appropriate
A hot tub overlooking the lake? Yes, please!
And bonus points for an outdoor shower after a day of swimming!
6. COMFORTABLE BEDROOMS & PLENTY OF BATHROOMS
Vacationers often travel with extended family or groups of friends.
A great rental should have:
Comfortable mattresses and quality bedding
Enough bathrooms so guests aren’t waiting in line
A primary suite offering a little privacy
Bunk rooms or flexible sleeping arrangements for children
Blackout curtains or shades
Plenty of closet and luggage space
Good heating and air conditioning
A layout that allows everyone to gather AND have their own space
And here’s something important: The number of guests a home can legally accommodate may be limited by its septic system and local regulations, regardless of how many bedrooms or beds it has!
7. A KITCHEN THAT’S READY FOR A CROWD
Families love cooking together on vacation!
A well-equipped kitchen can make a huge difference.
A great coffee station
Plenty of dishes, glasses, cookware, and utensils
Griddle, blender, toaster, and other useful appliances
Lots of refrigerator and freezer space
A beverage refrigerator or wet bar
A large island or dining table where everyone can gather
And PLEASE, enough seating for everyone to enjoy meals together!
8. LOCATION, LOCATION, LOCATION!
Being on the water is wonderful, but convenience matters too!
Guests may appreciate being near:
Marinas and boat rentals
Waterfront restaurants
Grocery stores and shopping
Local wineries
Golf courses
Hiking trails and outdoor recreation
Local entertainment and attractions
And let’s not overlook adequate parking, easy access to the property, and a driveway that isn’t intimidating to navigate!
9. THE LITTLE EXTRAS THAT MAKE A BIG DIFFERENCE
Sometimes it’s the thoughtful details that turn a good vacation into a GREAT one!
Reliable high-speed Wi-Fi
Smart TVs and easy-to-use electronics
Washer and dryer
Extra towels and blankets
Beach towels and life jackets in appropriate sizes
Kayaks, paddleboards, and other water toys, when safely provided
A welcome guide with favorite restaurants, marinas, and local attractions
Clear instructions for using the dock and other amenities
A clean, well-maintained home with responsive property management
Family-friendly extras such as a high chair or pack-and-play
Pet-friendly accommodations for travelers who bring their four-legged family members
And perhaps most importantly, accurate photos and descriptions so guests know exactly what to expect!
10. AND FOR THOSE CONSIDERING BUYING A VACATION RENTAL…
Here’s where I put my REALTOR® hat on! ![]()
Not every beautiful waterfront home is automatically a great short-term rental investment.
Before purchasing, it’s important to consider:
Whether short-term rentals are permitted by the county, zoning, and any applicable HOA restrictions
Septic capacity and legal occupancy limits
Dock condition, permits, and waterfront usability
Insurance, taxes, utilities, and maintenance expenses
Property management and cleaning costs
Seasonal demand and realistic rental income potential
Whether the property has features that help it stand out from competing rentals
A beautiful property is wonderful. A beautiful property that provides an exceptional guest experience AND makes financial sense is even better!
